The Applications to your local Council are divided into two parts. 1). The Planning Application 2). The Building Control Application.
The fees for Planning Applications are fixed by central government and these are dependant on whether your proposals could be considered as 'Permitted Development' or whether they require full Planning Approval.
If you are in doubt as to whether your proposed development would require Planning Approval, you may find the interactive guides on the following government planning website quite useful. They show which alterations can be classed as 'permitted development' www.planningportal.gov.uk/permission
Typical Planning Application fees are:-
Planning Application £206.00 (for extensions to existing houses)
Planning Application £385.00 (for each new dwelling)
Building Control Applications:
The Structural Plans and calculations are submitted to the Council Building Control to ensure that they comply with the current Building Regulations. They will receive approval from the Building Inspector in conjunction with the Council Structural Engineer. These fees vary depending on your local Council, together with the size of the development and type of development. i.e. whether internal, external, detached or new structure.
Typical Building Control Application fees are:-
£ 200 (Single Storey Extension) £ 220 (Two Storey Extension) £ 220 (Loft Conversion)
Please note that there is also a second part to the Building Control fees, which is the Inspection Charge. This covers the Building Inspectors visits and is due after construction work has commenced.
Typical Inspection Charge fees are:-
£ 300 (Single Storey Extension) £ 350 (Two Storey Extension) £ 230 (Loft Conversion) £ 550 (New Dwelling)
